ALAMO, CA – Capitalizing on the incredible population growth and the continued strong demand for retail and Class A office in the Inland Empire, Transcan Development is under construction on a 90-acre, $150 million mixed-use development project at the heavily trafficked intersection of Highway 60 and Interstate 215 in Riverside, California.

Anchored by Wal-Mart Supercenter, a 50,000-square-foot John’s Incredible Pizza, Wickes Furniture and LA Fitness, Transcan Development recently signed leases with Staples, EasyLife Furniture, Hooter’s restaurant, Jason’s Deli and Joey’s Seafood & Grill. Additional new tenants also include U Build It, Fresh Cleaners, Happy Nails, Verizon Wireless and Cingular Wireless.

Located in the heart of Canyon Springs, a 180-acre master-planned commercial hub, and adjacent to numerous national retailers including Target, Sam’s Club, Best Buy, Michaels, Pier 1 Imports, Famous Footwear, PETsMART and Linens ‘N Things, Canyon Crossings will encompass approximately 740,000 square feet of retail. The project will also feature 144,000 square feet of Class “A” office space and include Chapman University.

“There are thousands of homes that have been built in eastern Riverside over the last few years and construction still remains strong,” says Bob Bahen, Transcan Development’s CEO and president. “These new residents need a place to work, shop, dine and relax in one convenient location. Canyon Crossings offers this.” The development will also include two three-story Class A office buildings, totaling 144,000 square feet of space and include Chapman University.

LA Fitness and Wickes will be the first tenants to open in spring 2006. Additional retailers and restaurants will open by the end of the year and in the first quarter of 2007. Wal-Mart Supercenter has not released its opening date.

CB Richard Ellis in Ontario is handling the leasing and marketing for the retail and office components. Tom Swieca and Tony Archer at CB Richard Ellis are leasing the retail component, and John Oien and Natalie Bazarevitsch are leasing the office component. Summit Builders of Newport Beach is the general contractor. MCG Architects of Pasadena and Designers Collective of Lafayette, California serve as project architects.
