KKE Architects Completes Design Services for Jess Ranch Marketplace Phase II in Apple Valley & Now Under Construction
Award-winning KKE Architects, Inc., headquartered in Minneapolis, with offices in Las Vegas; Pasadena and Irvine, Calif., announced today that the company has completed design services for Jess Ranch Marketplace Phase II in Apple Valley, Calif. and has commenced design, construction drawings and entitlement services for the project’s Phase III. Developed by Malcolm Riley & Associates of Los Angeles, Jess Ranch Marketplace’s Phase II is scheduled to open this fall. Phase III is slated to break ground later this year.

March 21, 2007 (FPRC) -- PASADENA, CALIF. – Award-winning KKE Architects, Inc., headquartered in Minneapolis, with offices in Las Vegas; Pasadena and Irvine, Calif., announced today that the company has completed design services for Jess Ranch Marketplace Phase II in Apple Valley, Calif. and has commenced design, construction drawings and entitlement services for the project’s Phase III.
Developed by Malcolm Riley & Associates of Los Angeles, Jess Ranch Marketplace is 90 percent pre-leased with a 94,000-square-foot WinCo Foods grocery store, an 80,000-square-foot Mervyns department store, a PetSmart, Rite Aid, Bank of America, Big 5 Sporting Goods, Famous Footwear, Fashion Bug, Lane Bryant, Kirkland’s, and Payless ShoeSource. Several other restaurants and shops are leased for the second phase, which is currently under construction and scheduled to open this fall.
Phase III, which is slated to break ground later this year, will include Best Buy, Bed Bath & Beyond, ULTA, 24 Hour Fitness, Red Robin restaurant as well as a 12-screen Cinemark Theatres. The project, located at the southwest corner of Bear Valley and Apple Valley Roads in Apple Valley, adjacent to an existing Target, in total will comprise 700,000 square feet of retail stores, restaurants and entertainment, making it Victor Valley’s largest retail power center.
“We have worked very closely with Malcolm Riley & Associates and the Town of Apple Valley to realize their vision of creating a distinctive, upscale shopping experience for the residents of Apple Valley and Victor Valley where they can shop, dine, or relax in a vibrant, people oriented environment,” says KKE’s director and managing principal Brian Arial, AIA in Pasadena, Calif.
“The design intent was to create a village atmosphere to encourage more foot traffic as well as longer and more frequent visits to the Center,” says Mark Giles, AIA, senior design associate at KKE in Pasadena. “The creative fusion of Californian and Mediterranean style architecture provides the backdrop to this memorable, upscale destination. At the Jess Ranch Marketplace, shaded benches, arcades, and courtyards will complement the exciting outdoor cafes, coffee houses and retail shopping experiences.”
KKE is also the designer for Malcolm Riley & Associates' Hesperia Plaza, a proposed 280,000-square-foot shopping center located in the High Desert.
