December 6, 2012 (FPRC) -- IRVINE, CALIF. – Hanley Investment Group Real Estate Advisors, one of the most dominant retail investment groups in the western United States and a market leader in the sale of retail properties, announced today that Jeremy S. McChesney of Hanley Investment Group represented the buyer and seller in the sale of the fee-simple ownership in the land leased to a single-tenant NNN McDonald’s in Wichita Falls, Texas. The purchase price could not be disclosed. The all-cash buyer paid a sub 5 percent cap rate.
Located at 1423 Southwest Parkway in Wichita Falls, the 3,360-square-foot building with a double drive-thru is situated on a 1.53-acre parcel of land. The building, which features McDonald's new concept and construction, was built in 2008 and is located on an outparcel to a Walmart Supercenter.

The buyer was an investment group in Phoenix, Arizona. The seller was a family trust from Dallas, Texas.
